As Waukee continues to experience rapid growth, a new $325 million mixed-use development known as Kettlestone Lakes is set to enhance the city’s retail, hospitality, and residential offerings. Developers anticipate breaking ground on the ambitious project in spring 2025, bringing new restaurants, retail stores, entertainment venues, and more to the expanding western suburbs.
A Vision for the Future
Spanning 130 acres northwest of the Interstate 80 and Grand Prairie Parkway interchange, Kettlestone Lakes is designed to be a dynamic hub that integrates various land uses. Landmark Cos. Inc., led by President and CEO Bill Spencer, envisions the development as a unique addition to the area’s commercial landscape.
“This was an opportunity that presented itself about a year and a half ago,” Spencer explained. “We saw great potential in this piece of land and worked hard to secure it.”
Unlike other developments in the region, Kettlestone Lakes boasts natural topography that offers a creative edge in design. The project includes an elevation change of up to 20 feet between ponds, which Spencer believes will allow for innovative street layouts and aesthetically appealing landscapes.
A Hub for Dining, Shopping, and Hospitality
A major highlight of Kettlestone Lakes is its emphasis on retail and dining. Landmark Cos. has been actively reaching out to restaurants and businesses from cities like Chicago, Kansas City, and Omaha, aiming to introduce new culinary experiences to Waukee.
“We’re making a concerted effort to bring in new restaurants and businesses that aren’t currently available in the metro,” Spencer said. “This will be a unique destination for dining and entertainment.”
The development will also feature breweries or tap rooms, a hotel, and corporate office spaces, catering to the growing demand for commercial expansion in Waukee. Landmark Cos. is currently in discussions with several hotel chains, recognizing the increasing need for hospitality options in the area.
A Balanced Mix of Commercial and Residential Spaces
Kettlestone Lakes is designed to accommodate a variety of uses, ensuring a well-balanced community. The breakdown of the development includes:
- Retail: 31.4 acres
- Hotels: 9 acres
- Residential (including high-end apartments): 14 acres
- Office space: 31.2 acres
- Parks: 5 acres
- Ponds: Up to 9 acres (with 2-3 planned ponds)
The ponds are set to feature upscale, lighted fountains with dancing water displays, enhancing the aesthetic appeal of the area.
Strategic Planning and Development Timeline
Currently, Landmark Cos. is collaborating with the city of Waukee on a master plan for Kettlestone Lakes. The company aims to finalize commitments from key businesses before submitting the plan for approval by the end of the year.
By spring 2025, land preparation will commence, with streets and parcels becoming available for sale by fall 2025. Construction on select parcels is expected to begin around the same time, further accelerating Waukee’s growth trajectory.

Waukee’s rapid expansion, particularly in Dallas County, has created a pressing demand for additional retail and commercial developments. Spencer believes Kettlestone Lakes will play a crucial role in fulfilling these needs.
“With the western suburbs experiencing significant growth, the demand for commercial and retail spaces continues to rise,” Spencer said. “Kettlestone Lakes will not only meet those demands but also provide a unique and vibrant environment for residents and visitors.”
